As was true nationwide, fewer homes sold in 2007 versus 2006.  The average and median sold prices declined.  This decline was because the majority of home sales in 2007 were concentrated at the low end of the Edisto price spectrum.  Fifty-two percent of all residential sales in 2007 were comprised of condos, interval shares, and interior island homes priced up to $400,000.  In 2006, on the other hand, sales in the price range up to $400,000 only made up forty-three percent of all homes sold. Thirty-one percent of all residential sales in 2007 were mostly beach homes and marshfront or waterfront island homes priced between $400,000 and $699,999.  In contrast in 2006, twenty-one percent of residential sales was in this range.  The remaining seventeen percent of homes sold in 2007 were newer construction beach homes, deepwater island homes, and oceanfront or near-ocean beach homes priced from $700,000 and up.  In 2006, however, thirty-six percent of residential sales occurred at the high end.

Similarly, fewer parcels of land sold in 2007 than in 2006.  However, both the average and the median prices increased in 2007.  In the price range under $300,000, about the same percentage of buyers bought land in both 2007 and 2006.  However, in the $300,000 - $699,999 range, fewer buyers bought land in 2007 than in 2006.  And at the high end, land selling for $700,000 and up sold more in 2007 than in 2006.
